St Pancras Hospital is set to be redeveloped into a vibrant new neighbourhood that brings life to the hospital’s heritage architecture and connects and integrates it with the surrounding area.
In 2019, the Camden & Islington NHS Foundation Trust (C&I) selected King’s Cross Central Limited Partnership (KCCLP) as the preferred development partner to undertake and oversee the site’s development.
C&I owns the hospital site and is part of the North London Mental Health Partnership (NLMHP), which is delivering the St Pancras Hospital Transformation Programme to provide new, cutting-edge inpatient and community mental health facilities across Camden and Islington. KCCLP is the owner of the nearby King’s Cross estate and includes AustralianSuper and clients of the international business of Federated Hermes. C&I/NLMHP will retain a flagship presence on the site and will retain the freehold.
This future new destination for Camden will balance local needs, deliver modern mental health facilities for NLMHP, retain and repurpose the former Victorian workhouse buildings, provide new homes and deliver much needed workspace, which in turn will create a variety of employment and training opportunities suitable for the site’s location within the Knowledge Quarter. It will also include new public squares and green spaces, shops, restaurants, leisure and cultural facilities.
The regeneration has the potential to strengthen links with and help drive both the Knowledge Quarter and the wider local community of existing residents and small businesses, making it an integral part of the knowledge cluster and an attractive location for creative and innovative businesses.
Also enhancing the area’s reputation is Oriel – a new world-leading eye care, research and education centre that is being developed on the St Pancras Hospital site by Moorfields Eye Hospital NHS Foundation Trust, the UCL Institute of Ophthalmology and Moorfields Eye Charity. Construction started in February 2023, with the centre due to open in 2027.
