King’s Cross partners with The Office Group to deliver industry-leading flexible workspace

The Office Group at King's Cross

King’s Cross Central Limited Partnership (KCCLP) today, 6 September 2021, announces that it has entered into a new management agreement with TOG (The Office Group), the premium flexible workspace provider, which will see them partner to create the largest, and first, purpose-built, design-led, flexible workspace in King’s Cross. This pioneering partnership brings together the real estate knowledge and expertise of the team behind King’s Cross, with the operational and design experience of TOG.

Together, KCCLP and TOG will create a new flexible office space which is authentic to the estate, its values and ethos, and which also draws on TOG’s expertise in delivering a market-leading customer experience.

This new flexible workspace will support the growing, diverse ecosystem of creative and knowledge-based organisations, smaller companies, and start-ups in King’s Cross. It will ensure King’s Cross can continue to innovate across its office portfolio and respond to the changing needs of its occupiers and their employees.

The new workspace will offer 170,000 sq ft of space designed specifically to meet the needs of small businesses. Designed by London-based architecture studio, Piercy&Company, the new building, located between Handyside Street and York Way, is one of the final commercial buildings of scale to be delivered at King’s Cross. It is currently under construction and set to complete in 2024.

The building’s design encourages connection and collaboration between businesses, with shared and inclusive spaces, complemented by flexible event areas, a town hall space as well as other amenities, which will seek to redefine how workspaces and their surrounding areas interact. There is also a strong focus on the wellbeing of occupants.

The space will build on TOG’s existing platform of over 50 buildings across the UK and Europe and expand TOG’s presence in King’s Cross. It already operates four buildings in and around the area – two on the estate itself – which are among the most successful in its portfolio.

Robert Evans, CEO of King’s Cross, commented: “This is a major investment for King’s Cross; it represents a step change in the way that we create and deliver workspace and how we meet the changing needs of our customers. It will ensure that King’s Cross sets the standard for a new era of work, offering greater flexibility, service and sustainability. As the first flexible workspace co-created by King’s Cross, this new building will enable us to grow with our occupiers, build new relationships and drive long-term performance across the estate.”

“We are delighted to expand our relationship with The Office Group, building on the success and durability of their existing offer at King’s Cross. This new space, plus the completion of three significant office buildings this year, demonstrate the continued appeal and resilience of King’s Cross, which is already home to some of the world’s most innovative companies and organisations.”

Charlie Green, co-Founder and co-CEO at TOG added: “King’s Cross is one of the most vibrant areas of London and we’ve been incredibly fortunate to be a part of the area’s growth for almost 10 years. That’s allowed us to gain a deep understanding of the market and form an extraordinary partnership with King’s Cross. To build on that knowledge and relationship with this project is hugely exciting. It’s such a significant building in terms of location, scale and architectural quality and we’ll be working very closely with the team at Argent and King’s Cross to create a completely diverse offering of workspace.”

“Our joint ambition is very much to focus on the King’s Cross community, providing a solution for the existing occupiers and users across the estate, as well as drawing in new businesses and visitors to the area.”

King’s Cross is already home to some of the world’s largest and most innovative companies, including Google, Havas and Universal Music, with over 20,000 people now working in the area. As the last commercial building of scale in the 67-acre masterplan, the collaboration with TOG represents an important milestone for King’s Cross and follows the completion of three significant office buildings this year, 4 Handyside Street, 10 Cubitt Square and 11-21 Canal Reach.
